What exactly is involved in a property viewing tour? How long should it take?

Here’s how we do it at Viva:

Tell us what you’re looking for

Before you visit us, we'll ask you what you want from your future Caribbean property. Do you want to look at new developments or resale homes? Would you like to be near the beach or have a panoramic view of the jungle? What type of lifestyle do you lead? How many bedrooms will you need?

Once we hear your ideas and understand your requirements, we can get to work finding the best properties in the most idyllic locations for you.

Upon your arrival

Whether you want to spend a few days lazing by the pool before your tour or you’re eager to start, we’ll schedule a meeting time that suits you. We can arrange for a friendly Viva team member to pick you up from wherever you are at the airport, your hotel or home.

Getting started

Before we start looking at properties, we’ll have an in-depth conversation with you so we fully understand your priorities. It’s a chance for us to get to know each other, re-establish what you’re looking for and make sure you’re happy with the day’s plan. We’ll answer all you questions and, if you choose, plan a private meeting with an independent lawyer or mortgage broker. If you’re not sure exactly how much you can afford or what options you have, this is a great opportunity to find out.

Ready to scout the area and properties

Now it’s time to hop into one of our air-conditioned cars and start the tour. The nature of the tour will depend on how well you know the region and your priorities. We can begin by showing you some of the areas, looking at local facilities, schools, golf courses and beaches – whatever you’d like to see. If you already know where you’d like to start looking, we’ll head straight to the properties. Each VIVA Tour is as different and special as our clients.

The properties

We tend to show four to six properties per day, this works great because each one shown has been carefully selected. That’s where our research really comes in, we don’t waste time showing you properties that don’t match your search criteria. This selection always includes a number of properties so you can be fully informed of your options. We are convinced that among the thousands of properties we manage, we will find the one that best suits your preferences and budget.

Relax and enjoy!

Discovering what different areas and VIVA have to offer is a really exciting and enjoyable experience. The pace of the day is entirely up to you. We like to stop off somewhere for a leisurely lunch, giving you the chance talk in private or with us – whichever you prefer.

At the end of the day

After you’ve viewed the day’s property selection you may want to rule out some or arrange for a second look at your favorites. We can also review places you’ve visited with a virtual tour on our website or in our offices and select new appointments for the morning. Then you’re free to enjoy all the local attractions for the evening. We’ll even be glad to join you for an informal drink if you like!

Finding your ideal Caribbean property

We usually recommend you spend at least three days viewing properties. We’re happy to spend as much time as you need until you feel ready to make an informed decision. If that decision is to go ahead and buy, you can put a holding deposit down to take your chosen property off the market. It is useful to bring a credit card for this procedure. We can also arrange for an independent lawyer to answer all your legal issues.
